A middle aged Kenyan lady identified as Nancy has shared the cost of materials used in construction of her ongoing 3-bedroom house in upcountry. According to the report shared through her social media platforms, she revealed that she has so far spent about 300,000 up to the slab. A thing that has sparked alot of reactions from people across the country.

To start with, you need about Shs 5000 to pay for people digging out the house foundation. Then about Shs 200,000 for materials that will be used in the construction of a slab, which include cement, sand, ballast, foundation stones and labor. Therefore according to the report shared by Nancy up to the slab the total costs is 300,000.

Remember once slab is complete, the next step is putting up the house courses. If for example your 3 bedroom house will have 9 courses, this should take about three days to reach to the lintels.

Therefore the quality of finishes greatly determines the cost of building a house in Kenya. High quality finishes significantly increases construction costs. The average cost of construction in Kenya is about Shs 35000 per square metre for a modest dwelling minor towns.

Walker Walkers: It is possible to spend 300k on that. It depends on how the ground looked, there could have been lot of work in excavation and leveling the ground. The area could be having loose soil and swampy and therefore alot of work and money to do the foundation.
