A guide on how to conduct a land search both manually and online.

A person interested in buying land ought to conduct a search on the land before anything. This is verify ownership of the land and to avoid getting conned. You can now conduct a search either manually or online. I will take you both processes. A search cost Kshs.1,000.

In order to conduct a search manually, you need to have a copy of your identity card, a copy of your KRA pin certificate and a copy of the land title deed (4 pages) and a search request form.

As for the search online, this is done through E-Citizen. Therefore log into your E-Citizen account and sign in. If you don’t have one, you can open your own account in some simple guided steps. Go ahead and click on to the Ministry of Land, Housing and Urban Development and choose land search. Enter the land number as per your title deed and fill in the online form then submit. Confirm all details are correct and then proceed to payment. Once the payment has been Confirmed, then you can proceed to print the search. 

Once ownership and other things such as encumbrances have been established, then you can take the next step and start the process of buying the land. In the case you dealing with an individual or a broker, kindly seek the services of your own Advocate.
