Conducting a search on the land you are about to buy is very important in conducting due diligence when buying land. Land is a very valuable asset which everyone wants to own therefore apart from physically seeing the land, then conduct a search.
It is unfortunate there are unscrupulous people who dupe people to buy land which is not in existence. The ministry of Land has now made work easier by ensuring that you can now conduct a search online. This is through digitization of land records in Kenya which has first been rolled out in Nairobi.
Why conduct a search?
It is done to establish the real owner of the land, the size of the land in hectares and if the land has been used as collateral in a bank.
How do you conduct a search manually?
To conduct a search manually, you will need a copy of you identify card, a copy of your KRA pin, a copy of the title deed (the four pages), a search request form and the required fee for a search.

How to conduct the search online?
First you will need an E-Citizen account. Therefore create one and find the ministry of Land and Physical Planning and select the search option. Input the Title number and complete the online search form. Confirm the details are all correct and pay the stipulated fee of Kshs.500 depending on your payment option which might be through M-pesa, Debit card or credit card. Once the process is complete, print the results.
When the details check out, you can now start the transaction.
