The city will settle on an 11,000-acre tract of ground with plans to house some 250,000 people in residential, commercial, and business structures.
Over Ksh500 billion is expected to be invested in the endeavour overall.
In Northlands City's master plan, 3,570 acres were designated for dwelling structures. 3,134 acres will be taken up by low-density housing, 306 acres by high-density housing, and 154 acres by medium-density housing. Three thousand and thirty four acres will be taken up by low-density housing, thirty six acres by high-density housing, and one hundred thirty acres by medium-density housing.
The low-density housing sector might include 601 villas and 1,320 townhouses, while the medium-density area could include 670 townhouses and 368 housing units in blocks of dwellings.
The master plan estimates that there will be 3,100 townhouses inside the high-density residential area and 6,980 units on flat blocks.
Another 390 acres, 33 acres, and acres have been set aside for a buying centre, a clubhouse, and a commercial business zone, respectively. A commercial park could be built on 695 acres, while a logistics park could occupy 650 of the remaining acre. The remaining location will be occupied by Brookside Dairies.
An investor invested in the project, and after that, according to a story published in the Daily Nation in 2016, land inside the business park was put up for sale for Ksh40 million per acre.

In October 2018, construction on Northlands City began, and by December 2018, all the plots had access to roads, water, sewage, power, and the Internet.
A total of 1,697 acres were designated as open recreational area, with the remaining 266 acres going toward aquatic features. The master plan for Northlands City may be implemented over a 50-year period in 4 components.
